Located at 363 N. General McMullen in San Antonio, Bexar County, Texas. It is an affordable housing apartment project consisting of two (2) four-story buildings providing 212 units.
Southtown Engineering facilitated the entitlement process through the land subdivision process and collaborated with the City of San Antonio to obtain site development permits and complete the engineering design.
The site presented several challenges, including the presence of existing fill material that had been dumped onsite and remained untouched for years, as well as transmission facilities and associated easements that dissected the site. Additionally, the site was located near the floodplain.
As the project's civil engineering consultant, we developed an innovative approach for stormwater conveyance. This approach allowed us to eliminate the need for an onsite detention basin and successfully develop the property while achieving the desired density. We negotiated easement encroachments with CPS Energy and the San Antonio Water System (SAWS)for placement of structures.
Furthermore, the design of a 12" public water main and an 8" public sewer main was required for the project. This involved boring across General McMullen and coordinating with SAWS (San Antonio Water System) to ensure that the future development would be properly served.
