Lofts at Creekview

Located at 3815 E. Commerce Street in San Antonio, Bexar County, Texas. It is a luxurious apartment community consisting of a single four-story wrap building that provides 301 units.



Southtown Engineering was responsible for rezoning the property to an Infill Development Zone (IDZ). This rezoning secured a taller maximum building height, allowed for a residential density of up to 50 units per acre, reduced setback requirements, and a 50% reduction in parking. In addition, we facilitated the entitlement process through the land subdivision process and collaborated with the City of San Antonio to obtain site development permits and complete the engineering design.


The site presented several challenges, including the presence of contaminated fill material and low bearing strength native soils. To overcome these obstacles, we optimized the grading process to minimize construction costs. Additionally, we utilized alternative materials for utilities to prevent contamination.


Furthermore, the site was situated within the existing 100-year floodplain. To address this, we conducted thorough strategic planning and analysis to determine the optimal placement for the building. Our goal was to ensure compliance with floodplain regulations while achieving the desired density for the project.


As the project's civil engineering consultant, we developed an innovative approach for stormwater conveyance. This approach allowed us to eliminate the need for an onsite detention basin and successfully develop the property while achieving the desired density.
