Located at 10721 Domain Drive in Austin, Travis County, Texas. The proposed development consists of 11-story office building spanning 300,000 square feet, along with a 7-story parking garage.
As the civil engineer for the project, my responsibilities included land subdivision, site development permitting, and engineering design for this urban infill project. Due to the location of the development in the Domain, extensive coordination was required between the overall master development engineering firm (Stantec) and me to ensure the success of the project.
This project presented several challenges as it was one of the first high-rises introduced in the Domain. The program density and lack of utility infrastructure posed site development challenges. As the project's civil engineering consultant, I designed an innovative sub-grade water quality system that was located beneath the building. We obtained multiple variances and density bonuses through the Zoning and Planning Commission, City Council, and administrative processes to meet the client's requirements.
In addition, the project necessitated the installation of a public 12-inch waterline through the Austin Water Utility's Service Extension Request (SER) program. Furthermore, the site lacked access to electric power, which required thorough planning and collaboration with Austin Energy. We were responsible for designing thousands of linear feet of underground electrical duct banks to provide power to the development.
The proposed improvements for the project encompassed the design of water and wastewater utilities, grading, drainage, and parking enhancements.
